For this exciting project we were approached to completely change this dated semi detached property in Muswell Hill, into a spectacular extended modern house. The aim of the project was to not only increase the square footage but also to exhibit a property with particular attention to finish quality and overall presentation for both the exterior and interior.

By working closely with the client and the appointed architect, we began by
reviewing and amending the client’s requirements to suit both the local planning authority and comply with building regulations. From there a well documented plan was compiled with a full schedule of works to be completed.

The original house was completely remodelled structurally. This entailed a two story side extension, a large open plan single story rear extension and an extension into the loft area.

To achieve the open plan requirements of our client, careful demolition of the existing structure was completed in order that steelworks could be installed to support the new layout. This was carried out with close cooperation with the engineer and project manager.

To make sure that good, natural lighting enriched the new extended areas, we fitted large glass roof lights as well as rear glass sliding doors. This added to the wonderful bright new space.

On the ground floor, our works included remodelling the space to marry in the existing property with the new rear and side extensions. Electrical wiring was installed to meet the client’s lighting and power requirements which closely followed by exceptional specialist plaster work.

A complete renewal of the plumbing and heating system was installed. This included underfloor heating and new engineered drainage system to support the new layout.

A quality wooden floor is always a talking point for spectacular properties and this project was certainly no exception. Installation of specialist imported white oak flooring complemented tiled areas, with special consideration to ensuring a perfect even floor level throughout.

Since the kitchen is often regarded as one of the most functional spaces within a modern property, extra focus on making this area perfect for our client was of utmost importance. This included working alongside specialist kitchen fitters to make sure the new cabinets tied into the space seamlessly.

The bathrooms were installed to a high specification including high end taps and fittings. Special care was taken to ensure all tiling was completed immaculately to support the overall aesthetic of the basins and shower areas.

For the exterior sections of the property, we applied a specialist insulation and specialist render to achieve a modern finish with an energy efficiency. To complete the project, the front garden was reduced to street level to create a driveway.

Here we were contracted to build large scale extensions to two neighbouring properties in East Finchley. The works included loft conversions, new roofs and full exterior and interior re-modelling.

The two properties are five bedroom semi-detached houses situated in a popular residential area of North London. Our clients wanted to increase the overall square footage of the properties by extending at the rear and partially at front of the houses.

Full sized loft conversions to both properties with complete interior refurbishment was also part of the required specification. This included a complete new structural layout to the interior, rendering, brickwork and refitting the bathrooms and kitchen areas.

We began by planning and agreeing the required specification of works with the clients and their architect. This involved adhering to building regulations through the local authority, and creating a solid schedule of works to be completed.

The first stage was to remove all the unnecessary interior and exterior parts of the properties. This allowed a clean shell ready to be prepared for building works to commence.

The extensions to the rear and side were constructed using brick, blocks and steel work. The loft was also attended to resulting in a complete new steel and timber structure roof. Once the main structural work was completed we were ready to begin the interior remodeling stage.

The house has been built from scratch on a corner plot of land in a prestigious road in Finchley, North London. The house that stood there previously had been completely demolished to make way for our clients dream home.

Before we commenced any works, we worked closely with the architects and client to plan the build and create a schedule. We always regard time and schedule planning as one of the most important aspects of our works.

We began by excavating the foundations to provide a solid base for the new property to be built upon. From laying the bricks right up to the roof, all necessary internal and external works we completed the whole project in it’s entirety.

From the photos you will see the fabulous intricate brickwork including corner brick quoin details. The window arches and reveals were completed in a different brick colour from the main house which really make them stand out as a feature and added character to the property.

The roof structure is completely new with single cambered tiles, Velux rooflights to the pitched sides, specialist flat roof lights to the roof crown and specially made to order GRP dormer windows. All allowing an immense amount of light to flood in creating a look of space in an already large loft.

We have had a lot of positive feedback from not only our client’s and the architects we work with but also with potential new clients in the area. We are very proud to have been offered this contract and to have completed it to such a high specification for our client.
